ENERGY EFFICIENCY CERTIFICATION

On April 13, 2013 was approved by Royal Decree 235/2013 which regulates the certification of energy efficiency of buildings. The owners of apartments, offices and shops for sale and rent will be required to have certification from June 1, 2013.

MEET AND REPORT ON ENERGY CONSUMPTION OF YOUR PROPERTY

The Royal Decree 235/2013 requires owners of apartments, offices and shops built before November 2007 to obtain certification of energy efficiency should proceed with the sale of the property or the rent for periods exceeding four months.

From June 1, 2013, the property owner will be required to show the potential buyer or renter energy label information on energy consumption.

CERTIFICATE OF ENERGY EFFICIENCY AND ENERGY LABEL

The Energy Performance Certificate is a document issued by a certified technician showing the energy consumption of a building or part thereof (home, office or commercial space) on a scale of point A (lower energy consumption) to G (high consumption).
The energy label is part of the Energy Performance Certificate and shows the marks obtained by the property.
Through the Energy Performance Certificate, the owner receives information on possible measures to save energy. These measures are for information only and are designed to reduce building energy consumption, housing, office and commercial space.

WHICH REQUIRES THE ROYAL DECREE 235/2013

Since its entry into force on June 1, 2013 is mandatory:
- The owner or developer receiving the certificate of energy efficiency for consultation by interested parties in the purchase or rental of the property.
- Include the energy label any offer, promotion or advertising to the sale or rental of property.
- Attach energy performance certificate notarized documentation and / or lease.
- Present the energy performance certificate to the competent body of the Autonomous Region for registration. The compliance monitoring will be performed by the competent body of each community.
